Can you hold a property before I apply?
Please fill out the pre-screening document we will review and then get in touch with you to set up a showing required that is showing takes place prior to an application.

Do I need to pay first and last month’s rent with the security deposit?
Typically, tenants are required to pay the first month’s rent along with the security deposit before move-in. Requirements may vary by property and lease terms.

What is the minimum age to apply for a rental?
Applicants must be at least 18 years old, or the legal age to enter into a binding lease agreement in your jurisdiction.

Is the security deposit refundable?
Yes. Security deposits are refundable at move-out, provided the lease terms are followed and there is no damage beyond normal wear and tear. Charges may apply for damages, unpaid rent, or cleaning fees.

When is a cosigner required?
A cosigner may be needed if an applicant does not meet the income, credit, or rental history requirements. Cosigners must meet our financial qualifications and agree to be legally responsible for the lease.

How do I apply for a rental?
If you're interested in seeing one of our properties, please fill out the prescreen document and we will connect with you to set up a showing time. Once you've seen the property then applications can be submitted online through our website. Be prepared to provide identification, proof of income, and pay the application fee.

How can I pay rent?
Rent is paid through the secure online Resident Portal. Tenants can set up recurring payments, pay by ACH.

What if I want to get a pet?
Please review your lease terms and contact our office before getting a pet. Pet policies vary by property and may include breed restrictions, pet rent, or additional deposits.

What if I want to move out, but my roommate wants to stay?
In shared leases, all tenants are jointly responsible for the lease terms. If one roommate wants to leave, they may need to be released and replaced by a new approved tenant. Management must approve all changes.

How do I give notice if I’m moving out?
Refer to your lease agreement for the required notice period. Most leases require 60 days prior to the end of the lease. Submit your intent to vacate in writing through your Resident Portal or via email

Who pays for repairs and maintenance?
Routine maintenance and repair costs are handled by Collaborative Property Management. However, tenants are responsible for any damage caused by negligence or misuse. Maintenance requests should be submitted through the online portal for prompt response.
