Rental Qualifications

Document 1: Rental Selection Policy

Income: Applicants must have a combined monthly gross income of at least three (3) times the monthly rent. Income must be verifiable through pay stubs, tax returns, or official offer letters.

Credit History:

  • Standard  Approval:  A minimum credit score of 600  or  above  is  required  for  each occupant over 18 years of age. 

  • Conditional  Approval  (Cosigner  Option):  Applicants with a credit score between 575 and 599 may be considered for approval provided they have a qualified Cosigner/Guarantor.

    • Cosigner  Requirements:  Must have a credit score of 700  or  above  and  verifiable gross monthly income of at least five (5) times the monthly rent.

  • International/No-Credit  Exception:  Applicants  without  a  U.S.  credit  history  may  qualify by providing:

    • A valid Foreign Passport and U.S. Visa. 

    • A signed Job Offer Letter or Employment Contract. 

    • Verification  from  the  Savannah  Area  Development  Authority  (or  similar entity). 

    • Bank statements or a credit letter from their primary financial institution.

Security Deposit:

  • Standard:  Standard approval requires a security deposit of one  month’s  rent,  plus  any applicable pet deposits. 

  • Risk Mitigation: Applicants approved under the Conditional/Cosigner option, or those with  no  U.S.  credit  history,  may  be  required  to  pay  an  increased  security  deposit  of  up  to two (2) months’ rent (the maximum permitted under Georgia Law O.C.G.A. §44-7-30.1).

Criminal Background: We conduct criminal background checks. In accordance with HUD guidance, we do not use blanket bans. Decisions are based on individualized assessments of convictions for violent crimes or drug-related offenses that pose a direct risk to safety. We do not consider arrest records that did not lead to a conviction.

Eviction History: No prior eviction judgments within the last seven (7) years.

Rental History: We require a positive rental history for the past two (2) years, verified by previous landlords (excluding family members), with no history of frequent late payments or unaddressed lease violations.

Smoking: Smoking is not permitted inside the property.

Residency Status: All applicants must provide valid government-issued photo identification and proof of legal residency or a valid U.S. Visa allowing them to reside in the country for the duration of the lease.

Non-Discrimination Statement: We evaluate all applications on a non-discriminatory basis in compliance with federal, state, and local Fair Housing laws, regardless of race, color, religion, sex, disability, familial status, or national origin.

Document 2: Questions for Applicants

Applicant Information:

  • Full Name, Phone Number, Email Address

  • Date of Birth & Preferred Move-in Date

Credit & Occupancy:

  • What is your current estimated credit score?

  • Do any applicants over the age of 18 have a credit score below 600?

    • (List  all  additional  occupants  (Name/DOB).  Each  person  18+  must  submit  an application).

Pets:

  • Do  you  have  pets?  (List  Type,  Breed,  Weight,  and  Name  for  every animal).

Residential & Income History:

  • Current  Address:  Move-in/out dates, monthly rent, and Landlord contact info.

  • Previous  Address:  Move-in/out dates, monthly rent, and Landlord contact info.

  • Employment:  Company  name,  position/title,  supervisor  name/phone,  monthly  income, and start/end dates.

  • Proof  of  Income:  Please upload your two most recent pay stubs or an official offer letter.

Background & History:

  • Have you ever been convicted of a felony? (Yes/No)

  • Do you have any history of evictions? (Yes/No)

  • Do you have any history of bankruptcies? (Yes/No)

  • What is your current monthly rent amount?
